Bosshardt Property Management's goal is to forge a close working relationship with each of the communities we serve, all the while keeping in mind the unique nature of each association.

Some of our services include:

Meetings:

  • Schedule, properly notify, and attend as defined in the bylaws all Board Meetings, Annual Meetings, and Special Meetings of members and/or their designees.
  • Prepare all meeting agendas.
  • Unless otherwise requested by the President, chair the business of the meetings as stated in the agenda.
  • Record the minutes of the meetings.
  • Provide waiver of notices.
  • Maintain proof of notices.
  • Maintain proper voting procedures as defined in the bylaws of the Association.

 

Recordkeeping:

  • Properly maintain the owners' files, corporate files, operational files, and all other required records.
  • Maintain the checking accounts, reserve account, and money market accounts.
  • Prepare all outlays for bill payment and execute all outlays from operating accounts.
  • Prepare profit and loss statements, balance summaries, and balance sheets for the Board of Directors' review on a monthly, quarterly, or semi-annual basis.

 

General Maintenance:

  • Coordinate and manage vendors.
  • Inspect at least once per month.
  • Notify owners and/or designees of maintenance issues on their real property.
  • Followups procedure as instructed by the Board of Directors.

 

Covenant Non-Compliance Issues:

  • Uphold the standards of the Association as instructed by the Board of Directors and/or as described in the bylaws of the Association.
  • Proper followup as defined in the time given to cure said issue.
  • Work directly with attorneys if applicable.
  • Agent will act upon only the provisions set forth in the restrictive covenants of the Association.

 

Accounting:

  • Accounting of all Association funds.
  • Bill and collect assessments.
  • Send late notices for delinquent assessments.
  • Set up and maintain reserve budgets and operating budgets. (Expenses may occur outside of the budget line items. There is no guarantee that we can always stay within budget guidelines)
  • File tax returns.
  • File state UBR.
  • Maintain proper insurance for both Officers and Directors and liability for common areas.

 

Communication:

  • Maintain open communication with the Board of Directors.
  • Work with owners and/or their designees to help with maintenance issues, common area issues, and all other Association issues.
