1. When you find residents for my rental home, how do you qualify them?

At BPM, we use a professional credit check company to qualify our residents. This company conducts an extensive background screening in order to ensure that only the very best residents are approved to become a BPM tenant. The screening consists of a six point process that includes a credit check, banking verification, civil and criminal litigation background check, employment, landlord, Social Security, and identification verification.
 

2. How quickly does BPM process the monthly rents and statements to property owners?

BPM processes and mails out owner checks and statements between the 10th and the 15th of the month, assuming rents are paid on time and funds clear the appropriate financial institutions. The first monies received by the property owner are typically in the second month of the lease.  BPM sends the net proceeds collected from the rental property minus the rental commission, fees, and any costs and expenses necessary for the property to be leased.  Owner statements are available online at www.BosshardtPM.com after the 20th of each month.  Property owners can create their own account, review, and print monthly statements.
 

3. How often and how are the property inspections conducted?

We will conduct the property assessments on the basis specified by you.  In the Management Agreement, every owner has the option to choose                      when assessments are conducted:  Monthly when vacant, Quarterly, Semi-Annually or Upon written request.
 

4. How are rental collections handled?

Rents are due on the 1st of each month and considered late after the 3rd. Once a tenant is late with rent, he or she is sent a “Three-day Notice” to pay money owed. Should he or she not pay within three days, BPM will begin facilitating the eviction process per the owner’s direction.

5. Do you guarantee the residents that you place in my home?

The screening company BPM uses does guarantee the tenants it approves. The guarantee covers attorney costs only in an uncontested eviction for possession.
 

6. Are you the least expensive company in town?

BPM is not the least expensive property management company in town, but once you explore and compare all that we have to offer you will see that we are the most professional, thorough, and cost-effective company in town.
 

7. Who handles problems late at night?

Our maintenance division is on-call 24 hours a day, seven days a week.
 

8. What if I want to sell my property? Can BPM help?
