Property Presentation Tips

First and foremost, it is very important to have the utilities on in the property so the property shows well and has a comfortable atmosphere for the potential tenant.

Below is a list of areas that are critical to the success of renting your home. Please review the items and consider correcting things that you feel need to be addressed.

  • Lawns and Yard
    Lawn needs to be mowed and edged, hedges trimmed, flowerbeds free of weeds, and all debris, including tree limbs, picked up.
  • Front of Property
    Paint if needed, touch up trim, and clean steps, front door, and entryway.
  • Other Exterior
    Check side and back doors, clean gutters and wash windows, repair rotten wood and damaged window screens.
  • Garage / Storage
    Owners' personal possessions removed, including cleaning supplies, and areas cleaned.
  • Plumbing
    Repair dripping faucets, leaky toilets, slow drains. Clean bathrooms.
  • Heating / Cooling
    Clean exterior of units and change filters if needed.
  • Lights
    Replace all burned out bulbs and faulty switches.
  • Halls and Stairs
    Remove all clutter to give a wide appearance.
  • Hardware
    Oil hinges, tighten door knobs and faucets.
  • General Condition
    Dust, wash, paint, steam clean or replace carpet, fix defects as required. Throughout the home, consider a feeling of spaciousness. Store unneeded items to "enlarge room size."

These items are most critical:

  • Kitchens
    Stove, refrigerator, sink, and dishwasher should be clean. All working spaces, pantry, and cabinets clean.
  • Bathrooms
    Neat, spotless, and fresh. Repair tile and putty around tub and tiles as needed.
  • Closets
    Untidy or over-crowded closets suggest inadequate storage space. Clean and remove items from closet.
