Tenant Repair Tips
Before proceeding with your Online Maintenance Request, please have a look at the Repair Tips below to avoid any unnecessary maintenance calls.
No Power
- Have you contacted GRU or Clay Electric? There may be a power outage in your area.
- Have you checked your breaker box? There may have been an overload and the reset button has been activated and needs resetting.
- Reset all breakers
- Reset all reset buttons (usually found in kitchens & bathrooms)
No Hot Water
- Gas Water Heater
Have you contacted GRU to make sure your service is activated?
Have you checked the pilot light to make sure it is lit?
- Electric Water Heater
Have you contacted GRU or Clay electric to make sure your service is activated?
Have you checked the breaker box?
Air Conditioning System Not Cooling
- Have you checked your thermostat? Make sure the thermostat is set to Cool and the fan is set to Auto.
- Does your air filter need replacing? Replace your air filter if it is dirty. This will help the unit to maintain good airflow.
HVAC System Not Heating
- Have you contacted GRU to make sure your service is activated?
- Have you checked your thermostat? Make sure the thermostat is set to Heat and the fan is set to Auto.
- Have you checked the pilot light to make sure it is lit?
Dishwasher Not Working
- Reset the breaker in the breaker box.
- Reset the reset buttons (usually found in the kitchen or bathrooms).
- Check to make sure the door is latched properly.
Toilet Stopped Up
- Try to unstop it with a plunger.
Toilet Running or Overflowing
- If running, open the top lid and adjust the flapper.
- If overflowing, turn off the water valve on the left side of the toilet.
Garbage Disposal Not Working
- Press the red reset button located at the base of the unit (under the sink) and try the disposal again.
